Use of the audit tool
The Listing Audit Tool is provided free of charge to short-term-rental hosts who own or operate a property listed on Airbnb, VRBO, or equivalent platform. You may use the generated audit report for your own listings or for client listings without attribution. You may not resell the audit-generation service itself or scrape audit reports for a competing tool.
No warranty
The audit is generated by automated analysis and large-language-model evaluation. It is provided "as is," without warranty of any kind. Recommendations are general best-practice signals — they are not guaranteed to improve your listing's bookings, ranking, or revenue, and they do not constitute professional marketing, legal, or tax advice.
Some audit checks compare your listing against patterns observed across thousands of other listings. The comparison is statistical, not causal. A listing with a "perfect" score can still underperform; a listing with a "poor" score can still rank highly.
Rate limits and abuse
Free use is rate-limited per IP address (see Privacy for details on how we identify visitors). Automated scraping, bulk-audit requests intended to circumvent rate limits, and any attempt to obtain audit output for a competing tool are prohibited and will result in IP-level suspension.
Email-gated reports
If you request the full PDF version of your audit, we will ask for your email address to deliver it. By submitting that email, you agree to receive the PDF and an occasional related newsletter (max 1 per week). You can unsubscribe with one click at any time.
Liability
To the maximum extent permitted by law, we disclaim all liability for any direct, indirect, incidental, or consequential damages arising from your use of the audit tool or reliance on the audit output. Our total liability, if any, is limited to the amount you have paid us for the audit (which, for free audits, is $0).
Changes
We may update these terms as the product changes. The "Last updated" date at the top of this page tracks the current version. Continued use of the tool after a change constitutes acceptance.
